Seeing your home on a foreclosure map can feel like a punch in the stomach. You are not the first San Antonio family to face this, and there are real steps you can take this week.
Most San Antonio homes are financed with a deed of trust that has a "power of sale." That lets a trustee sell the home at auction without going to court. Learn how this compares to court-based states in judicial vs. non-judicial foreclosure.
The servicer first has to send a notice of default by certified mail with at least 20 days to cure (Tex. Prop. Code §51.002(d)). Before that, federal rules usually block the first foreclosure notice or filing until you are more than 120 days behind (12 C.F.R. §1024.41(f)). Home equity loans, reverse mortgages, and HELOCs generally need a court order first, under Texas Rules of Civil Procedure 735 and 736.

The Bexar County Clerk says the sale takes place "on the west side of the Bexar County Courthouse located at 100 Dolorosa, San Antonio, Texas," on the first Tuesday of every month between 10:00 AM and 4:00 PM. That matches the Texas rule in §51.002(a).
The Clerk's FAQ also notes that mortgage and tax foreclosure sales are cash auctions, paid in cash or certified funds, and that anyone may bid. Your own notice lists the earliest time your home can be sold. By law, the sale must start at that time or within three hours after it (§51.002(c)).
Many homes on the list do not sell. Owners catch up, sales get postponed, or homes are sold before auction day.
Texas requires notices to be posted at the courthouse, filed with the county clerk, and mailed to you at least 21 days before the sale (§51.002(b)). Bexar County gives you a few ways to look:

The Clerk says the GIS foreclosure map is updated twice a month: the first Friday after the auction and about 18 days before the sale. Your mailed notice may reach you before the map shows your address.
